Periwinkle Empire Makes Grand Entry into Abuja with $150 Million 20-Storey Condominium Development
Signs consortium agreement with Prime Luxury Address Ltd; 20-storey premium residential tower to rise opposite U.S. Consulate in Abuja CBD.
Periwinkle Empire, in strategic consortium with Prime Luxury Address Ltd, has formally signed the consortium agreement and taken handover of the land for its first Abuja project, Royalties Abuja, a $150 million, 20-storey premium residential condominium development located in the heart of Abuja Central Business District, opposite the U.S. Consulate Office.
The signing and official site handover ceremony, held on Tuesday, October 6, 2026, attracted dignitaries from within and outside the Federal Capital Territory, underscoring the significance of the project to Abuja’s real estate sector and Nigeria’s broader investment landscape.
In his opening address, Dr. Peter Adejoh, Chairman of Prime Luxury Address Ltd, described the consortium as a strategic union built on shared values of excellence, integrity and transformational vision. He explained that the company’s ambition to elevate Abuja’s skyline and deliver world-class residential offerings led it to seek a reputable, world-class partner in Periwinkle Empire. He noted that beyond its architectural significance, Royalties Abuja would contribute to reducing Nigeria’s housing deficit and create employment opportunities for Nigerian professionals, artisans and young people.
Dr. Chiedu A. Nweke, Chairman of Periwinkle Empire, widely known as “The King of High Rise” and founder of Orange Island and owner of Periwinkle Lifestyle Estate, both in Lekki Phase 1, thanked guests for witnessing what he described as a new dawn in the Empire’s expansion. He explained that Royalties Abuja was not only Periwinkle’s first development in Abuja but also a strategic choice based on location, market value and long-term investment potential. Having helped shape the Lagos skyline from Eko Atlantic, Victoria Island, Ikoyi and Lekki Phase 1, he said the time was right to transform the skyline of one of the most prime districts of the Abuja Central Business District.
Following the joint signing, the chairmen and guests proceeded to the project site for the official handover of land to Periwinkle Empire and the lead contractor, Al Mansour Contracting Limited, a foreign contracting firm with strong local operations.
Engr. Wael Mansour, Main Contractor, said Al Mansour Contracting Limited will deploy best in class technical expertise across the entire project cycle from cutting-edge design and engineering through to finishing and will deliver a LEED-certified building that meets international sustainability, efficiency and performance standards.
Nollywood actor Mr. Ikechukwu (IK) Ogbonna, who attended the ceremony, expressed delight at being part of the history-making development. He described himself as a new real estate developer learning from his mentor, Dr. Nweke, and said he looked forward to contributing further to Nigeria’s GDP through real estate investment.
Tunde Olatunji, Managing Director of Periwinkle Condos (Mr. Condos), a subsidiary of Periwinkle Empire tasked with managing and spearheading the project, said Royalties Abuja would be the tallest condominium in Abuja and a highly valuable residential investment, with a development value exceeding $150 million. He emphasized that the project would set a new benchmark for luxury, comfort and return on investment in the capital.
The development’s lead counsel is Detail Commercial Solicitors, led by Barr. Ayuli Jemide. Deloitte, the global professional services firm, is the financial and transaction adviser to the project and was represented at the ceremony by Ms. Bola Adigun, Partner, Deloitte Africa.
The Periwinkle team present included Shailendra Dange, COO; Barr. Vivian Ezenagu, Chief Legal Officer; Buchi Emefiene, General Manager; and Maryanne Iwuchukwu, Product Manager. Prime Luxury Address Ltd was represented by Cynthia Ikemenogo, Chief Operating Officer; Sandra Marcus; Omoye Okoror, GM, Business Development; Chioma Anyanwu, Head, Legal; and Victoria Oshevire, Project Manager, along with other top invited dignitaries.
The next phase of the project will focus on designing iconic towers that meet the expectations of Abuja’s highly sought-after location, with construction expected to set new standards in premium residential development. The project is expected to generate significant direct and indirect employment during construction and post-completion, stimulate ancillary economic activity, and reinforce Abuja’s position as a premier investment destination.
